Great Value to the buyers

Since the development is self sufficient, you need not move out of your home for all amenities. With the increasing tech population and work from home culture, it can literally make you live in the community without having the necessity to commute. The value comes from the fact that the real estate development outpaces the growth of civic infrastructure such as roads and other facilities. As a result if the property locations are far away there is a concern of commute which could pose serious restrictions. The integrated township solves these problems by saving time yet giving all the necessary entertainment, education and other recreational activities within the community.

-Returns compared to independent housing/apartments-
While the stand alone or apartment developments appreciate well, the integrated township investments appreciate faster due to the closeness of the retail units as well as the initial lower cost of the property itself. In addition, since the maintenance costs are spread across the residents it is more palatable yet provides the upkeep of the environment ensuring continued appreciations. The same thing is true of the apartments but independent housing lacks because of the dependency of the government to make the necessary changes to the civic amenities that could take a long time.

-Some challenges exist-
These townships are developed in the peripheral areas due to large availability of land parcels. As a result some of them may be far off from the city which may not be suitable for someone brought up in the city environment. The buyer needs to do some due diligence about the connectivity and be satisfied with it.

-Closing remarks-
The integrated townships solve many problems faced today in the city environment due to the increase of population and traffic. With that said, not all townships are equal. We have to review the developments thoroughly and ensure the amenities we can exist. For e.g., young couples starting a family may be interested in entertainment and quality schools while retirees look for safe neighborhood with walking paths and parks as well as retail needs. In addition, compare the location and ensure that the surrounding areas will see the growth in the future.
